Putting Clients First: Cooperation, Compensation and Procuring Cause


Cooperation among competing professionals is unique to the real estate community. Licensees compete for the privilege of representing buyers, sellers, landlords or tenants in a real estate transaction. Once that relationship is established, licensees cooperate to match their respective clients with each other to complete the transfer of real estate between consumers.

In the REALTOR® community, real estate licensees pledge – through the Code of Ethics – to take the cooperation concept to a higher level. For REALTORS® it’s about much more than just bringing consumers together to complete a transaction. In this course we will address the ethical and legal issues as well as best practices in:

  • Unauthorized or unsupervised access
  • Coming soon and off-MLS listings
  • Appropriate use of MLS statuses
  • Compensation issues such as: gross vs net; when an offer of compensation may or may not be changed; and procuring cause

REQUIREMENT: Fulfills the Suburban West REALTORS® Association 2017-2018 Membership Renewal Training Requirement and National Association of REALTORS® 2017-2018 Code of Ethics Training Requirement. Failure to complete this requirement by  December 31, 2018 will result in suspension of your REALTOR® membership on January 1, 2019 leading to possible termination of your membership on March 1, 2019 if still outstanding.
